The 2021 real estate market continues to be hot! Tight inventory has been a result of intense buyer demand fueled by historically low interest rates. All of Whatcom County and our region saw moves brought about by the COVID effect of remote work options and many people choosing to retire have brought additional buyers into the marketplace.
I noticed quite a few interesting things in our update this quarter! Our neighborhood for the most part is a “higher end marketplace” and this rang true in the solds this quarter. Only one home sold under $515,000 and one between $515,000 and $650,000! All the rest (which was 10 more) were over $650,000 and HALF of those were over One Million.
With a significant increase in inventory (we had 24 new listings last quarter) it decreases demand. Hence, average days on market being significantly longer than Q2 the previous year or even last quarter of this year. Purely a factor of supply and demand which we are seeing throughout Whatcom County on a larger scale as well!
